What do we inspect on a weekly basis?

Our standard weekly inspection program includes

  • Weekly exterior and interior inspections with emailed report including gps location and time/date stamped photos of exterior and interior of the residence
  • Once a month pool water health check if applicable
  • Once a month garage door health check if applicable
  • Returning any security systems to owner specified settings upon departure
  • Turn on and off water main, if applicable, with photo proof at the end of the inspection

Exterior Inspection

A general overview and visual inspection of the entire exterior including:

  • visual inspection of exterior structure
  • visual inspection of foundation
  • visual inspection of HVAC system including condenser coils
  • exterior lights and/or cameras
  • pool and pool equipment including water level (once a month water health check) 
  • visual inspection of landscaping
  • visual inspection of irrigation
  • visual inspection of screens and enclosures
  • visual inspection of any fences
  • visual inspection of gates and gate hardware
  • visual inspection of all exterior doors and hardware
  • visual inspection of any hurricane shutters if applicable
  • visual inspection of drainage
  • water main (turned on and off with each inspection with photo proof)
  • removing any unwanted mailers from property and mailbox if needed

Interior Inspection

A general overview and visual inspection of the entire interior including:

  • visual inspection of the interior structure
  • visual check for any water, mold, and/or mildew
  • visual check for any insect or rodent infestation
  • visual inspection of all doors and windows
  • running water in all sinks, showers, tubs and toilets
  • visual inspection of all accessible plumbing for any leaks, mold, mildew and/or rot
  • visual check of smoke and co2 detectors
  • temperature check of refrigerator/s and freezer/s. Make sure ice maker is off
  • air conditioning temperature check with infared thermometer
  • inspection of thermostat and de-humidistat
  • inspection and emptying of any freestanding de-humidifier
  • visual inspection of hot water heater and hot water heater breaker (should be turned off)
  • visual inspection of garage door seal if applicable
  • visual inspection of any HVAC filters that are easily accessible

  • Pre/Post arrival and departure inspections of homeowner or long-term tenant (two weeks +)
